2: Market and secure
tenants

Assuming that the client wishes to proceed
we will enter into a Service Agreement which will
govern the relationship between service provider
and client.

Each new client will be assigned a dedicated Account
Manager. The account manager will be the single
point of contact and will handle all matters relating
to the management instruction. This provides clear
lines of communication and a highly personalised
and efficient level of service. A high proportion
of clients are based overseas and as such local
client managers are provided in Hong Kong, Singapore
and Dubai ensuring immediate responses to queries
regardless of time zones.
• Once we have established what rent can
be secured and the type of tenant most suited
to the property we can market the property to
secure a quick letting.
• Marketing initiatives vary dependant on
the property and supply / demand dynamics. Tools
include advertising within publications such as
Scotsman & ESPC, use of database of potential
tenants, website generated enquires, direct notification
to large scale public and private local employers
etc.
• All enquiries and subsequent inspections
will be handled by the Account Manager. Prospective
tenants will be properly screened including securing
references and rental guarantees where appropriate.
• Upon agreeing terms with the most suitable
tenant we will handle the drafting of the lease
agreement. In most cases this will be a short
assured tenancy for a period of six months. The
lease agreement will protect the landlord’s
interests and satisfy requirements of the client’s
lenders.
• Prior to the tenant taking possession
of the property we will prepare an in-depth inventory
which details both the condition of the premises
and contents provided by the landlord at the handover
date.
• A deposit equal to one month’s rental
will be collected at this time.
